Following is a general list that will apply to all chillers
and most HVAC systems
| * Quarterly inspections with checks made per each individual chiller manufacturer's recommendations |
| * Twenty-four hour emergency service |
| * Check all system for refrigerant leaks |
| * Lubricated (properly) all moving parts including the tower |
| * Check all pump operating water pressures |
| * Install refrigeration gauges to each & every system |
| * Check each compressors operating refrigerant pressures |
| * Check all electrical starters, contactors, and relays |
| * Clean all motor housings |
| * Check bearings and packings on all pumps |
| * Check all motor voltages and amperages |
| * Check all electrical connections & tighten if needed |
| * Check all hot gas and unloader operations |
| * Take superheat and subcooling temperature readings to obtain chiller's maximum efficiency |
| * Take discharge line temperature readings. |
| * Check all oil levels and pressures |
| * Incorporate all data and perform refrigeration analysis on each unit |
| * Inform Plant Manager of any problem before any work is initiated |
| * Teach all associated personnel about the operations of each system to increase their knowledge and reduce costly emergency calls that they could have easily addressed. |
| * Give preferential treatment on all service calls |
| * Give set hourly rate for all PM clients |
| * Furnish detailed written reports |
| * Provide all refrigerant recovery equipment as required by federal law. |
